Following is a general outline of our Buyer's Advantage® Program.
1. Start your loan process: We will show you how to shop for a loan to get the best possible interest rate while comparing costs to insure the best loan. By getting a pre-approved loan your offer will carry a lot more weight with the seller when it is received with a pre-approved loan status! This can be very valuable if there are multiple offers or you are attempting to negotiate a below market price! Also, you will know what you can comfortably afford with your new mortgage.
2. Search the MLS: You can receive listings directly to your e-mail from the MLS "Home Finders Service" (no more hours wasted searching the web or driving the streets each day!).
3. Start looking for your dream home: As you find properties that look interesting, let us know or drive by, check out the neighborhood and if you want to see the inside, give us a call and we will arrange a private showing for you.
4. Making an offer: Once you find the right home we will do a market analysis on that property to insure you do not overpay and determine what the fair market value is. This will give you the knowledge and confidence that the price you decide on is where you want it to be. We will present the offer and negotiate the best possible price and terms for you, keeping you informed and involved as we proceed.
5. When the offer is accepted: We will open escrow, order all the inspections you need and have requested, make sure the lender is advised and updated on the transaction and coordinate with the seller’s agent to keep everything running smoothly! We will orchestrate the entire process to save you time and provide you with peace of mind. We will meet with you and any inspectors to personally go over any inspections, disclosures and additional papers that may be needed. We will keep you constantly updated with verbal and written reports.
6. Final walk through: We will make a final inspection of the property with you a few days before the close of escrow to ensure everything is complete and still in the same condition it was when you made the offer.
7. Escrow sign off: We will attend the sign off with you and audit the escrow papers to insure everything is in order.
8. The Big Day: We will deliver the keys for your new home to you and make sure the deed is recorded and all warranties are in place!
